Okay, folks, we need to talk about something that’s coming for all of us. No, it’s not another existential crisis about the upcoming election.. I’m talking about the fourth quarter. The final stretch of the year where we all get to see whether our efforts, our planning, and let’s be honest, our sheer willpower, are enough to close out the year strong.

But before you spiral into panic mode, take a breath. Because here’s the truth: you don’t need to do everything. You don’t need to hustle so hard you lose yourself. What you do need is clarity. You need to know exactly what’s required of you in these final months. Enter: Calendar Math.

I know, math sounds scary, but trust me. This is the kind of math that empowers you. It helps you take control, so you can make intentional decisions—decisions that bring you closer to your goals, instead of spinning in chaos. Here’s how we break it down.

The Three Pieces of Calendar Math

To close the year strong, we need to focus on three key numbers: 

1. Contract-to-Close Time – How long does it take from the moment you have a signed contract to the moment your client gets the keys or closes the sale? 

2. Days on Market for Sellers – What’s the average time it takes you to sell a home in your market these days?

3. Days on Market for Buyers – How long are your ready, willing, and able  buyer clients spending searching for and securing a home on average?

Once you’ve got these numbers, you’re holding your client’s timeline in your hands. This is their lifespan in your process. It’s the reality check of when things need to happen for them to hit their goals. Because here’s the thing: we can wish, dream, and hope, but the numbers don’t lie. They’re our truth-tellers, and they’re going to guide us through the final quarter.

Reverse Engineer It

Now that we’ve got these numbers, we can reverse-engineer the timeline. And we don’t need to guess or gamble here. Use tools like TimeAndDate.com to back into your D-Day; that’s the day your client needs to either be live on the market or actively out searching for their new homes.

If you’ve got a client who needs to close by December 31st, you can’t be guessing if you’ll make it. You need to know their “lifespan” and work backward to today. Keep in mind to add in some buffer room for Thanksgiving and the winter holidays. How many leads do you need to those that final Q4 goal? How many appointments do you need to set? This is about creating a game plan, not a guessing game.

Do You Have Enough Leads to Close the Gap?

Now that you’ve reverse-engineered the dates, here comes the big question: Do you have enough leads to close the gap? 

If yes, fantastic. Stay focused. Stay disciplined. You’re on your way. If not, don’t panic. This is your opportunity to get scrappy. What actions can you take today to close that gap? Is there room to expand your outreach? Can you re-engage with old leads? Can you offer something of value to your database that gets them moving?

Or maybe, the gap feels insurmountable. Maybe you’re looking at the numbers and realizing there’s too much to close in too little time. This is when we need to be honest with ourselves and adjust expectations, but also—this is when we pivot. If the gap is too large, what can you achieve? What seeds can you plant now that will make next year’s first quarter smoother? Progress is progress, my friends. Small steps still move you forward.

Clarity Is Power

At the end of the day, this is about more than just closing deals. It’s about gaining clarity. Because clarity is power. When you know what’s required, when you see the numbers in black and white, you reclaim your power over the process. You stop operating from a place of fear and start moving from a place of grounded certainty.

Let’s close out this year with purpose. Not by grinding ourselves into dust but by getting real with the numbers, taking intentional action, and trusting ourselves in the process.
